New condo sales in the Toronto area hit 15-year low

New condo sales in the Toronto region dropped to their lowest level since the 2009 financial crisis, with investors balking at lofty purchase prices and higher borrowing costs.

The slowdown has imperilled the construction of homes at a time when governments are trying to spur more building in a bid to make housing more affordable. The cost of housing is out of reach for many Canadian residents with the average monthly rent around $2,000 and the typical home selling for more than $700,000. The pace of home building needs to accelerate to meet the demand of a growing population. But the staggering drop in new condo sales will lead to less investment in housing.

There were 1,461 new condo sales in the Greater Toronto and Hamilton Area in the first quarter of the year, according to industry research firm Urbanation Inc. That marked the lowest quarterly amount since early 2009, when the world was reeling from the U.S. housing meltdown and global recession.

“It is dead. I would never use words like this, but I am because it is true,” said Simeon Papailias, managing partner with real estate brokerage REC Canada, whose firm sells new condos, also known as preconstruction condos because they have not been built yet.

The longest and largest Calgary council public meeting about housing on tap; expect fireworks

This presentation was inspired by a recent substack article from Dr. Jessica Rose entitled “36 million dollars set aside for vaccine injuries for the next 2 years in Canada” (see link: https://jessicar.substack.com/p/36-million-dollars-set-aside-for ). From the article : “In addition to the vaccine injuries allocation of Canadian taxpayer dollars, the first thing I noticed is in the ‘Housing Accelerator Agreements’ section on page 46, Table 1.1. I am not sure why these particular numbers caught my eye, but look at the difference in allocation between Ottawa, ON and Victoria, BC. If you break these numbers down by home, each home gets ~5,407.98$ in Ottawa, but only $2,060.77 in Victoria. I guess the building materials in Ottawa are more expensive, eh? You’ll also notice that ‘the Province of Quebec’ gets $900 million bucks with no house number allocated.”

Budget 2024 proposes to provide an additional $400 million over four years, starting in 2024-25, to the Canada Housing and Mortgage Corporation, to top up the Housing Accelerator Fund. This will help fast track 12,000 new homes in the next three years.
